Deposit Waiver

Accidental Rental Damage Insurance: Most McLean Company Rentals properties offer a Security Deposit Waiver Option as an alternative to paying the Cash Security Deposit. The cost for the Security Deposit Waiver (SDW) is included on your Advance Rent Request/Lease when applicable. Purchasing the SDW in lieu of paying the Cash Security Deposit does not negate your responsibilities as a tenant. If you choose not to waive the Cash Security Deposit, your final balance will be adjusted accordingly.

For your convenience your reservation includes $89 Accidental Rental Damage Insurance offered through Travel Guard. Accidental Rental Damage Insurance covers up to $3,000 if the property or its contents are damaged during the guests stay, subject to plan terms and conditions. It does not cover any intentional, willful damage or gross negligence. Any damages to the property MUST be reported to our office before check-out. This insurance is non-refundable. Non-refundable Accidental Rental Damage Insurance of $69 is charged at the time you place a reservation, which will relieve you of costs for minor unintentional and incidental damage to the property and its contents. This does NOT cover intentional damage or gross negligence

Please report to our office any damages upon check in. Once you've checked out, our inspectors will ensure that the property has been left in proper order, clean and damage free. You will be notified if a problem exists.

If you elect to not select the Accidental Rental Damage Insurance then a cash Security Deposit will be required. The deposit amount for each property can be found at the bottom of the property page. Any damages discovered shall be deducted from your security deposit. Guest is responsible and shall promptly pay for all damages in excess of the security deposit. If no damage is discovered, security deposit will be mailed back to you between 21 to 24 days after departure.

Security Deposit

A Security Deposit is required on all reservations and is payable as part of the total balance. This deposit protects the owners from any material, accidental damage done to the rental property.

For rentals, exceeding one month or longer and in properties having private pools and where a "Utility Cap" is in effect, Accidental Rental Damage Insurance is not available and a cash Security Deposit is required. The Security Deposit will be returned to you 45 days after departure. **This allows us time to receive and review the utility bills from the owner.

We may also charge an "Excessive Cleaning" fee if you do not follow proper check-out procedures and have left the rental property in an unclean and in an un-orderly manner, unsecured, or leave lights, heat, or air on. Please remember that this is someones private home...please respect it and treat it as you would your own.

If you violate the terms and conditions of your Occupancy Agreement or create a nuisance at the property and are asked to leave, you will lose any remaining rental monies and forfeit any Security Deposit.
