Each property in our rental program is displayed in full color with the description of the home/condo and its amenities. The internet user can enter selection criteria and review just those properties that meet their needs-similar to the process our staff uses when making telephone reservations. Potential guests can take a Virtual Tour of many of our properties and see revolving 360-degree views of the property's interior and exterior. In recent years, our focus has been on marketing through the internet, being the most effective medium for reaching consumers planning vacation travel and recreation. Search engine interfaces and sponsored links, cooperative website links, and statistical analysis are all part of our on-going campaign to utilize the latest the techniques and technology to maximize rentals.

Rental Pricing

It's our objective to identify the optimum pricing structure for each home that will maximize its rental income potential. Continuous monitoring of market conditions helps us determine optimal rate levels and identify opportunities to increase rates.

Recommendations for rates are made for each property in our program after reviewing the rates of similar homes in comparable locations, both within and outside the our rental program.

Housekeeping Services

McLean Company Rentals experienced housekeepers have consistently provided our guests with clean vacation homes for many years. We realize how important it is to guests and owners that they find clean and neat accommodations upon arrival. Your home will be professionally cleaned to high standards after each guest's use and at any other time at the owner's request. Crews are assigned for the season, so the same crew cleans your home every week and develops pride in its appearance. A comprehensive Annual Inspection and Inventory is conducted for each owner during the off-season. The report includes recommendations for such things as replenishing kitchen inventory, replacing carpet and furniture, painting or adding guest-requested furnishings, supplies or amenities. While it is important to maintain each property's uniqueness, standards are necessary to meet guest expectations.

Monthly Accounting

Our accounting department is fully computerized with state of the art hardware and software designed specifically for vacation management. Property owners receive monthly accounting statements itemizing all income and expense generated from their property. Statements and checks are mailed by the 10th. of each month and reflect all income and expense activity from the property during the proceeding month.

Maintenance Services

A well maintained property is an important part of a positive vacation experience which results in repeat or referral business. In addition to keeping owners informed about the condition and maintenance requirements of their property, we provide timely response 7 days a week to guest reported maintenance problems . Understanding the rental business and how critical guest's satisfaction is to your/our success gives our maintenance personnel and contractors a sense of urgency and pride in their work. The result is rapid problem resolution not often found with other repair people and contractors. When work is required, our flat hourly rates are much lower than similar sub-contractors in the area.

Guest Comment Cards

Included in each guest arrival package is a comment card. Each month the completed cards are compiled and reviewed by the entire staff. Any deficiencies are noted and promptly corrected. The cards are then filed by property and available for homeowner review. Guest comment cards continue to be an important resource for improving your property and our services.

Property Testimonials

A new feature in our redesigned Web Site is our Property Testimonial section. In addition to Guest Comment Cards, each guest can now provide a Testimonial on the the specific property where they stayed. Future guests love to read these reviews and many times is the deciding factor in reserving that particular property.

We also offers long term lease management. This service is beneficial to property owners who have unfurnished properties or have no plans for personal use and desire consistent income for a specific period of time. Our long term department handles all details of the rental including credit and reference checks, lease preparation, move-in and move-out inspections, cleaning, rent collection, maintenance and advertising of the property. Management Fees

Our compensation is calculated as a percentage of the actual rent. Since we are paid only if your property is rented, we are a highly motivated partner who strives to maximize the rental potential of each and every every property.

The Management Fee percentage is determined according to the length of the reservation. The base management fee covers the cost of rental program management, marketing, accounting, check in and check out services and guest pre-arrival inspections.
